Condo Remodel
Project description
Client: Tim & Peggy Horner
Scope: Full renovation services and furnishings for the entire condo.
Background: This couple came to us through a referral from their parents, who had worked with us previously. They wanted to transform their beachfront condo into a fun respite for their family and close friends. The condo had not been updated in years, and they desired to do a major refresh of the space mechanically and aesthetically.
They also wanted the space to have a classic feel and integrate a bit of a beach vibe. It was important to use quality furniture that would last, was easy to maintain, and of course be beautiful! In addition, they wanted to create a larger master bath, and enable more sleeping space for all their kids and grandkids. This vision included opening the “social area” (living room, dining room and kitchen) so they could all enjoy being together in one big space.
We listened closely to their needs and goals both aesthetically and functionally — and then we made it happen in an organized, efficient and quality assured manner!
Our Work Included:
Throughout the Condo
- Completing a full demo of the entire condo.
- Storing personal belongings for the duration of the project.
- Developing several options for finishes, fixtures (and more) for the Horner’s selection.
- Installing plank style porcelain floor tile that mimics wood in a driftwood tone for easy maintenance and impressive style.
- Dropping all ceilings on 2” hat channel to allow for recessed LED lighting.
- Installing all new interior doors, baseboard and millwork.
- Installing all new closet interiors.
- Painting the entire condo.
- Updating the HVAC system and ductwork.
- Installing tankless water heaters.
- Installing a new front entry door system and vestibule enclosure.
Social Area
- Closing the doorway from the foyer to the kitchen, in order to create more wall space for more cabinets.
- Removing the walls between the living, dining and kitchen to allow for a much bigger kitchen footprint, a large L-shaped sit-down counter, and a sitting area where the enclosed dining room was previously located.
- Installing all new cabinets, engineered stone counters, backsplash tile, plumbing fixtures, undercabinet lighting, and appliances.
- Installing refrigerator drawers disguised with cabinet fronts in the sitting area to allow for easy beverage access outside of the kitchen footprint.
Bunk Room
- Transforming a large walk in closet into a bunk room with two bunk beds.
- Cutting an opening in the building envelope for a new window.
- Building an all new closet.
- Creating a custom cabinet between the two bunk beds, so that each level and bed has a surface for personal items, along with outlets to plug in devices.
- Installing small adjustable hard-wired reading lights for each bed.
- Installing all new flooring, baseboards and doors.
Master Bedroom/Bath
- Moving the wall that was dividing the master bedroom and bath, to allow for a larger vanity with double sinks.
- Rebuilding the shower to allow for a bench.
- Installing all new tile, plumbing fixtures, vanity, counter, sinks, faucets, mirrors, lighting and a glass shower enclosure.
- Building a new closet in the bedroom.
- Installing electrical boxes on either side of the bed, to provide wall mounted bedside reading lights.
- Installing all new flooring, baseboards and doors.
Guest Bedroom
- Installing all new flooring, baseboards and doors.
Guest Bath
- Reconfiguring the space to allow for the desired double vanity, shower and tub. Interesting note: the space was too small to allow for a regular sized tub and a double sink vanity. To achieve the client’s goal and vision, we installed a Japanese soaking tub with a shower that allowed room for the double sink vanity. Our client was thrilled and said it was exactly what they wanted!
- Installing all new tile and plumbing fixtures, vanity, counter, sinks, faucets, mirrors and lighting.
Laundry Room
- Completely finishing the laundry room, which included installing a washer box, venting to outside and washer/dryer.
Furnishings and Window Treatments
- Completely furnishing every room including artwork, rugs, accessories and bed dressing.
- Creating a little sitting area with comfy seating off the kitchen (where the dining room was).
- Moving the dining room out into the very large living room, allowing for a much bigger table and a better view of the water.
- Using a large sectional with a fabric that repels spills, so that all could relax and hang out worry-free.
- Placing a game table near the windows, to enjoy games and the beach at the same time.
- Placing swivel chairs and ottomans with small tables on either side of the game table, to enjoy a quiet moment with coffee, catch up on reading, or just enjoy the view.
- Installing wood shutters at the windows in the kitchen, sitting area and bunk room.
- Installing wooden valances at all the beach front windows with shades that roll up under the valances, exposing the full window view of the water.
