Condo Remodel

Project description

Client: Geff & Cindy Yancey

Scope: Full renovation services and furnishing the entire condo.

Background: The Yancey’s came to us through referral. They had just purchased a condo with amazing views of the beach and the Gulf of Mexico. However, it desperately needed a complete demo and rebuild, which the Yancey’s were ready to take on. The renovation included taking most of the condo back to its shell, replacing the HVAC system, and installing new hurricane impact sliding glass doors.

The Yancey’s wanted to create a light, airy feeling utilizing yellow to enhance the sunny beach views.

We listened closely to their needs and goals both aesthetically and functionally — and then we made it happen in an organized, efficient and quality assured manner!

Our Work Included:

Throughout the Condo

  • Completing a full demo of the entire condo.
  • Developing several options for finishes, fixtures (and more) for the Yancey’s selection.
  • Installing large scale porcelain floor tile inside, and on the balconies.
  • Installing all new interior doors, baseboard and millwork.
  • Installing all new closet interiors.
  • Painting the entire condo.
  • Installing a new HVAC system and ductwork.
  • Installing wood cornice boards at the windows, to allow for shades that roll up and tuck behind the cornice. Interesting note: This allowed for all the windows to be totally unencumbered with window treatments, so the beautiful views are what shine.

Social Area

  • Removing walls between living, dining and kitchen to allow for one large “social area”.
  • Reworking electrical due to removal of walls.
  • Rebuilding soffits above kitchen cabinet for ductwork relocation.
  • Incorporating a building column into a new island, which provides an area for kitchen counter style dining as well as a workstation with a view up the beach. Interesting note: One end of the island features cabinets with roll-out drawers for a computer/printer, while the other end allows for food prep or buffet space for easy entertaining.
  • Closing the door to the community hallway from the kitchen, to allow for a larger wrap around kitchen.
  • Providing all new cabinetry, plumbing fixtures, under cabinet lighting and appliances. Interesting note: In keeping with the light and airy approach, the Yancey’s requested white cabinets and an engineered stone for the counters with a graining pattern like marble, which provides a lovely pattern of movement. We also kept the backsplash light to continue the bright, clean concept.
  • Creating a large walk in pantry that offers access to the HVAC closet.
  • Dropping the ceilings in the social area on 2” hat channel, to allow for recessed LED lighting. Interesting note: The impact of this feature was huge in providing fabulous lighting, and an overall feel to the space.

Guest Bath

  • Completely renovating the guest bath including all new lighting, plumbing fixtures, flooring, mirror and vanity.
  • Rebuilding the shower with new plumbing fixtures, all new tile, and glass enclosure.

Master Bath

  • Removing the wall between the shower room and vanity area to achieve a much larger master bath, and a larger vanity with double sinks.  
  • Rebuilding a new, large walk-in shower with a glass enclosure in place of the old tub.
  • Installing all new plumbing fixtures and tile using a lovely blue/green glass tile as accent.
  • Installing louvered French doors from the bedroom to the bathroom, to provide privacy to the bathroom from the bedroom.
  • Closing the door from the master vanity area to the closet and moving the closet door, so the entry to closet would be from the bedroom.
  • Installing a tall recessed mirrored front medicine cabinet in the vanity area where the door was removed to the closet, which offers lots of storage and a full-length mirror in the bath.

Bedrooms            

  • Installing all new flooring, baseboards, doors and millwork.

Remarks on Furnishings  

In keeping with the fresh, light concept we didn’t “over furnish” the space. Is was important to the Yancey’s to have the furniture be very comfortable, especially the sofas in the living room. They did some “field research” to find what worked exactly right for them. The result is the two beautiful yellow sofas. We used this as our base color, and then added light blues and subtle greens with a hint of coral as accent. We did large area rugs in the living room and bedrooms to soften the tile floor. We kept the bedroom furniture light and added some accent colors with pillows and lamps.

Remarks on Artwork

A very important part of this project was a collection of art the Yancey’s wanted to bring from their northern residence. Typically, art is something that’s considered a little later in a project, but the Yancey’s wanted each piece to have its own art light. In order to hard wire these lights, we had to decide, at electrical rough, where each piece would “live” so we could place electrical exactly where we needed it. The Yancey’s emailed the dimensions of each piece along with images, which allowed us to determine the best location for each piece and then the location for each light. The lights are all on dimmers, so in the evening when the lights are on and dimmed it gives a beautiful warm glow to the space.
